Flagship Housing LLC is a part of a real estate investment company started by two Rochester brothers focused primarily on multi-family property acquisition and development.  We help owners of investment properties who are weighed down by the headaches and hassles of ownership and management.

Q. Are you different from real estate agents?
Yes.  Real estate agents “list” properties for sale.  They put your property on the market and hope some other agent sells it for them.  They generally charge you a commission of tens of thousands of dollars to sell your property.  You will not know the selling price in advance, or how much you will receive at the closing, or even if you will get to the closing!  Also, listed properties usually take many months or even years to sell.
Flagship Housing LLC does not want to “list” your property, we want to buy your property.  We do not charge you any fees or commissions and can often pay up to full value.  You will know the selling price right away and we will try to close quickly.  We are experienced investors whose reputation and livelihood rests on whether or not the closing actually takes place.  We want to create a win-win situation for everyone!

Q. Will You Offer Market, or Retail Value?
The value of rental property is fairly easy to determine based primarily on the income the property provides.  Whether that value is called market or retail is not very important compared to the amount an investor in the market is willing to pay.  As a seller, what you should really care about is your bottom line after all the selling costs.  Flagship Housing LLC will be able to offer you a higher bottom line than you would receive on a property that is overpriced with a real estate agent.

A real estate agent will generally try to list a property for as much as possible — often much more than the market is willing to pay.  That is why you see so many properties listed over and over again.  Please do not confuse the amount that a real estate agent might tell you your property is worth, with how much it will actually sell for.  Amazingly, it is quite common for an apartment complex or property to sell for as much as 30 percent below the listing price suggested by the real estate agent.

What is most important is how much you will receive at closing — the bottom line; but also important is the length of time it actually takes to sell your property.  Over time, holding costs and inconveniences may eat away at your bottom line with loan payments, expenses, and the cost of your money tied up in the property, which could be making you money somewhere else.  The longer that it takes a real estate agent to sell your property, the more that holding costs and inconvenience will make a difference.

Of course, most importantly, there are the commissions that an agent charges which come right from your profits.

In the end, by the time you sell a property listed by a real estate agent, holding costs, commissions and selling costs might take tens of thousands of dollars out of your pocket!
